We are at 21 Soi Saeng Ngoen, off Sukhumvit 55 in Watthana, Bangkok, the road everyone calls Thong Lor. BTS Thong Lo station is a short ride away, or about fifteen minutes on foot.

There are seven apartments in the building and they are all identical. Each is 80 square metres with two bedrooms, two bathrooms, a private foyer, a separate living room, a dining area and a full kitchen. Whichever one you book, you get the apartment in the photographs.

The master bedroom has one king bed, with a walk in closet and an en suite bathroom. The second bedroom has one queen bed. Four guests are comfortable.

Yes, a proper one. A full kitchen with a breakfast bar, a full sized fridge and freezer, a hob under an extractor, a kettle, and cookware, crockery and glasses to cook and eat at home. It is a kitchen, not a kitchenette with a microwave on a shelf.

Yes, a washing machine inside your own apartment.

It is a full length pool on the roof, with a lawn, planting, a shaded table and the Sukhumvit skyline over the wall. It is open from morning to evening and it is quiet on weekday mornings.

Two nights for most dates. A longer minimum applies over Songkran, Christmas and New Year, and it is shown on the booking page when you enter your dates.

Yes. Stays of 28 nights or more are priced on an all inclusive monthly rate, roughly twenty percent below the nightly rate, with electricity, water, WiFi and housekeeping included. There is no lease and no security deposit of the kind a Bangkok condo would ask for.

Check in is from 14:00 and checkout is by 11:00. If you need to arrive earlier or leave later, ask us. We do it free whenever the apartment allows it, though we can only confirm that on the day, never in advance.

You get the best rate we publish anywhere, and you pay no booking fee, so the number you see is the number you pay. Cancellation is free up to seven days before arrival on our flexible rates. Every stay after your first is ten percent off. And you are dealing directly with the people who own and run the building, which is what matters when something needs changing mid stay.

Through our secure booking page by international credit or debit card, or by PromptPay if you are in Thailand. There is no booking fee.

Yes. Your apartment is cleaned every day and it is included in the rate. Most serviced apartments in Bangkok clean weekly. Long stay guests can ask for less frequent cleaning if they prefer.

Very much so. A cot is free on request, and the two bedroom layout with a kitchen, a washing machine and a pool is exactly why most of our families come back.

Yes. We arrange a private car from Suvarnabhumi or Don Mueang at a fixed price agreed in advance, so there is no meter and no haggling at the airport. It is charged, not included in the rate. Tell us your flight and we will have someone waiting.

Not a problem, and it is the question we are asked most. The desk is staffed 09:30 to 17:00, Monday to Friday. Outside those hours, and all weekend, the security guard on site checks you in and hands over your key. There is no extra charge and nothing to arrange beyond telling us roughly when to expect you.

Yes, drinking water is provided.

Yes. Reception holds luggage before check in and after checkout, so an early arrival or a late flight is never awkward.

Yes. The lift serves every apartment floor. The rooftop pool is one flight of stairs above the eighth floor, so it is not step free. If that matters for your stay, tell us before you book and we will talk it through.

Yes. We issue company invoices for business and long stay bookings, and we work with relocation consultants on a standard referral commission.
