Reservations
A reservation is confirmed when you receive written confirmation from us or from our booking system. The rate shown at the time of booking is the rate that applies, and settlement is in Thai Baht.
Payment
Short stays are secured by card at the time of booking. Stays of 28 nights or more are payable monthly in advance unless we agree otherwise in writing. We accept international credit and debit cards and PromptPay, and we charge no booking fee.
Cancellation
Flexible rates may be cancelled without charge up to seven days before arrival. Non refundable and promotional rates are marked as such at the time of booking and cannot be cancelled or amended. Long stay bookings carry their own notice period, set out in your confirmation.
Check in and checkout
Check in is from 14:00 and checkout is by 11:00. Early check in and late checkout can often be arranged free of charge, subject to the apartment being available, but cannot be guaranteed in advance. All guests must present a passport or Thai identification card at check in, as Thai law requires.
Airport cars
Where we arrange a private car from Suvarnabhumi or Don Mueang, the price is agreed with you in advance and charged in addition to the rate. It is not included in the rate.
Occupancy and conduct
The apartment is let for the number of guests stated on your booking. Parties and events are not permitted. Smoking is not permitted inside the apartments. Please treat the building and your neighbours with consideration.
Damage
Guests are responsible for damage caused to the apartment or its contents beyond normal wear.
Liability
We take reasonable care of the building and its facilities. Guests use the rooftop pool and other shared facilities at their own risk. We are not liable for loss of personal property except where caused by our negligence.
Governing law
These terms are governed by the laws of Thailand.
