Monthly apartment rental in Bangkok: what it really costs


Condo lease, monthly Airbnb or serviced apartment. What each one asks of you for a one to six month stay.

If you are coming to Bangkok for one to six months you have three realistic options and they are not interchangeable. Choosing the wrong one is the most common and most expensive mistake people make.

Option one: a standard condo lease

The cheapest headline rent in Bangkok, and the most demanding to obtain. A typical Sukhumvit landlord will ask for a twelve month minimum lease, two months rent as a security deposit, one month in advance, and an agent involved. You will also open utility accounts, buy anything the unit lacks, and deal with getting the deposit back at the end, which is where a lot of foreigners lose money.

This works if you are staying a year or more. Below that, the deposit exposure and the lease commitment usually outweigh the lower monthly rent.

Option two: a monthly Airbnb

Convenient and instantly bookable, with a monthly discount applied automatically. Two caveats worth knowing. First, Thailand's Hotel Act restricts stays of under thirty days in most condominium buildings, and enforcement varies, so shorter bookings occupy a grey area. Second, the platform service fee and the host's cleaning fee sit on top of the nightly rate, so the number you actually pay is well above the number you first saw.

Quality is also unpredictable, because you are renting one individual's apartment rather than a managed building. When it goes well it goes very well. When the air conditioning fails on a Saturday, there may be nobody to call.

Option three: a serviced apartment

A furnished, managed, licensed apartment let by the month with utilities, internet and housekeeping folded into one rate. No lease, no agent, no deposit of the kind a condominium demands, and someone on site when something breaks. The monthly rate is higher than a bare condo lease and lower than the equivalent number of nights in a hotel.

This is the right instrument for a one to six month stay, and it is the reason the format exists.

The things that decide whether a month works

  • A real kitchen. Eating every meal out for thirty days is expensive and wearing. A full sized fridge and a hob change the arithmetic of a long stay more than anything else.
  • Laundry. A washing machine inside your unit, not a shared one three floors down.
  • A second room. One bedroom becomes an office, a guest room or a room for a child. Long stays fail in studios.
  • Somewhere for clothes. A month of clothing does not live in a suitcase. A wardrobe or a walk in closet is not a luxury at this length of stay.
  • Internet that holds a call. Ask about fibre and ask whether a wired connection is available.
  • Somebody on site. Over a month, something will break. What matters is how fast it is fixed.

Where to look

Property portals such as Thailand Property, PropertyScout, FazWaz and Livinginsider list condo leases. Airbnb's monthly filter shows short lease inventory. Serviced apartments are usually booked directly with the building, which is also where the best monthly rate sits, because there is no platform commission in the price.
